Our institute’s Luodian West Large-scale Residential Community, Plot 0314-01 (A5), has been awarded the Third Prize in the 2018 Shanghai Outstanding Residential Community Design Competition.

  This project is located in Luodian Town, Baoshan District, Shanghai, within the area bounded by Meiwen Road to the north, Luxiang Road to the west, Luozhi Road to the east, and Meian Road to the south. The site covers a total area of 62,708.5 square meters, with a gross floor area of 155,119.80 square meters—132,203.67 square meters above ground and 22,916.13 square meters underground. The residential community comprises 10 eighteen-story high-rise residential buildings, one four-story commercial building, one single-story commercial and health service station, one two-story community support facility, six substations, one gatehouse, and one underground parking garage.

  Residential buildings are arranged along the perimeter of the site, with a circular road encircling the exterior of the housing complex. This layout creates a large central landscaped green space, fostering a lush and verdant environment throughout the entire community. Each residential building enjoys excellent views and favorable orientations. At key landscaping and amenity nodes, centrally located plazas are designed to accommodate high pedestrian traffic, serving as vibrant hubs for community interaction. On the north side, the commercial facilities and health service station, together with the commercial development on Plot A4 to the north, help establish a lively and cohesive commercial street atmosphere.

  All residential units feature open-plan living rooms, kitchens, and bathrooms (including two bathrooms per unit), with natural lighting in the elevator lobbies of common areas. The unit layouts are carefully designed to meet structural seismic requirements, avoiding excessive floor area over the code-specified limits, thereby conserving resources. A diverse mix of unit types is provided to satisfy relocation and resettlement needs.

  By coordinating balcony layout with the design of air-conditioning platforms and taking into account unit bay dimensions, the gross floor area of balconies is effectively limited to no more than 5 square meters. In accordance with the “Detailed Implementation Rules for Shanghai’s Requirements on Balcony Construction in Affordable Housing and Methods for Calculating Balcony Area” (which stipulate that balconies are excluded from the calculation of floor area ratio), this approach effectively increases the saleable area ratio.

  The facade features a clean, crisp design—simple yet far from monotonous. Together with the landscaped green spaces, it creates a harmonious and inviting residential environment, offering residents ample opportunities for outdoor activities and recreation while ensuring that every home enjoys attractive views beyond its windows.

  Within the community, pedestrian walkways of all levels, central green spaces of all grades, and children’s play areas are provided. The main entrances and elevators of buildings are designed in accordance with accessibility standards. The ground-floor entrances, entrance platforms, public corridors, and commercial or service areas of the community’s public buildings are also designed to meet accessibility standards.

  In residential structural design, measures such as optimizing the plan layout, increasing reinforcement in areas subjected to unfavorable stress conditions, and enhancing detailing have been implemented to avoid highly irregular plan configurations and to eliminate the practice of providing structural slabs along the outer edges of plan recesses, thereby reducing construction costs.

  In residential design, the living room and dining area are configured to eliminate partition beams by reinforcing irregular-shaped slabs and optimizing their load-bearing performance, thereby enhancing usability and achieving an aesthetically pleasing finish.

  The pile foundation design was optimized to address the variable soil stratigraphy and significant undulations in the bearing stratum at the pile tip. The design incorporates adjustments to pile length to ensure that the pile tips penetrate adequately into the bearing stratum, while also striving to standardize the single-pile bearing capacity to minimize the variety of pile types. To this end, trial piles of the same type were consolidated under identical conditions, thereby reducing construction costs. Post-construction settlement monitoring results indicate that the settlement data for each building are closely aligned, thus achieving the design objectives.

  Due to the excessive length of the underground parking garage, in order to reduce construction costs, no crack-resistant admixture was added. Instead, measures such as appropriately designing post-pour strips in the design phase, rigorously requiring the contractor to control construction quality during execution, and strengthening curing were implemented to effectively control thermal stresses and prevent the occurrence of temperature-induced cracks.
